Back taxes, contractor liens, HOA judgments, or other claims against a property can block a resolution entirely until they're satisfied. We identify every claim against the title, negotiate payoffs or settlements, and clear the path to a clean transfer.
How liens actually block a sale
A title company won't insure a transaction with an unresolved lien on record, which means a sale can't close until every claim is either paid off, formally released, or otherwise resolved. The complication is that liens aren't always where you'd expect — an old contractor dispute, an HOA assessment that went to judgment years ago, a tax lien from a period when the property changed hands informally within a family.
Our approach
- A real title search that goes back far enough to actually surface older liens, not a rushed surface check
- Direct negotiation with lienholders on payoff amounts or settlements, rather than paying face value by default
- Coordinating formal release and recording of each resolved lien, so it's actually reflected in the public record before closing
